Overhaul in West Bromwich

 

A recently finished huge overhaul in West Bromwich. Customer wanted more space so we project-managed a mini-extension into her courtyard and then set about creating a haven escape of new space. Digital shower technology (with remote-mounted control), huge 6' wetroom, feature lit niche, shower seat, thermostatic douche, duel-fuel heated towel radiator, additional anthracite radiator with feature lit shelving, porcelain floor and walls, wall-mounted unit with soft-close drawers, lit cabinet with adjustable shelving, demist glass, and powerpoint, freestanding bath with floor-mounted filler, dimmable lighting, concealed cistern with feature niche and 'secret' storage mirror cabinet, new oak entrance door, sky lantern, voice activated timed extractor fan. After introducing the family to some smart-home products we installed a Ring video doorbell, nest smoke alarms and various Alexa products installed and demonstrated.

Revamp in Bournville

 

Richard & Helen knew what they wanted and had bought most of the items needed to realise their new space. The bath was to go, the basin moved, and the towel radiator, the stack-boxing minimized, the floor replaced, new ceiling, lights, walk in shower enclosure with feature niche, tall radiator, sleek modular furniture, porcelain floor, lit mirror, new extractor fan, thermostatic shower mixer, full decortion, fitted storage units. Conversion in Northfield

 

A large re-design of the first floor of this extended family home hinged on being able to reduce and convert the family bathroom into an ensuite, as well as converting a bedroom into the new main bathroom. Installing a bathroom without services can often be a challenge but we were able to route and run an all-new pipe system for waste and supply requirements and the end result was one of our favourite projects. Makeover in Northfield.

 

Leila wanted her new main bathroom to ooze style. Together we looked through images and bounced around ideas until she was happy with the design.

Old fixtures were stripped, half-height stud wall to encase cistern and plumbing works, feature raised platform for the modern freestanding bath, fully tiled in ceramic with porcelain window feature and matching floor tile, metal tile edging throughout, concealed cistern with back-to-wall w/c, re-positioned basin location with vanity unit and mirrored cabinet above, new ceiling board, skim, led dimmable spotlights, chrome radiator, extractor fan and full decoration. New Bathroom in Blackwell.

 

This couple couldn’t fit their vision into the existing bathroom space. After a few visits and revisions it just didn’t fit. The house deserved a worthy main bathroom so the owners boldly decided to build a suitably-sized area at the rear of the property for their luxury bathroom and convert the old one into another bedroom. We picked up as they were finishing and together with the customer meshed the changeover procedure to begin our phase.

The space started a bare shell for us to begin. The remaining protruding w/c pipe from the adjacent en suite had to remain and be hidden and re-routed to the original soil stack along with our new network all connecting into it as well, full floor-boarding that continued into the entrance walk-through. The far wall was studded to facilitate the shower niches and concealed valve, along with the w/c wall to house the concealed cistern and w/c frame as well as the feature mirrored niche. The room was fully boarded including the ceiling with insulation. No subsequent access above meant all extraction ducting, electrics and pipework had to be set beforehand. Fully tiled in complimenting brown and cream porcelain, chrome trims, walk-in shower, with mood-lit twin niches, twin-outlet thermostatic concealed shower valve with handheld outlet and 12” drencher, tall double radiator and adjacent towel rail, large single-piece bath with pull-out riser, custom corner unit with mood-lit feature glass shelving and soft close cupboard, feature mood-lit niche, wall-hung w/c with soft-close and flush-mounted roll holder, ‘His & Hers’ wall-mounted vanity units with mood under-lights, lit mirrors with demist glass and shaver outlets, rigid vinyl flooring planks, 9 x dimmable chrome downlights, timed extractor fan, and full decoration throughout. Bathroom to bedroom conversion.

 

 

The original bathroom was removed along with all associated plumbing works, mostly reboarded, new floorboards, skirting, step modification, sockets and window-board with full decoration. Timescale 3 days.

Main Bathroom Overhaul in Harborne.   


A traditional terraced house in Harborne needed a new bathroom. Something modern to enjoy but also compliment the age of the building.

Predictably 3 of the 4 walls had to go back to brick and 2 layers of plaster removed from the ceiling. The outer roof needed repairs, the ceiling was insulated, airing cupboard was rebuilt smaller to accommodate the new wider vanity unit, an additional radiator under the window added, standard bath with solid panel, twin-outlet thermostatic shower valve, 50:50 split shower screen, oak furniture, wall lights with complimenting central light, shaver point, main waste route altered and modern close-coupled w/c installed, twin-click rigid vinyl flooring planks, and full decoration. Double conversion Bathroom/Bedroom Kings Norton. 

 

Rob and Sarah wanted more from their bathroom than the dimensions would allow. They and the house deserved an appropriate luxury bathroom. So the plan was suggested to them; Convert the front bedroom into the new bathroom and the old bathroom into a bedroom. They liked it so we were ‘Go for launch’!

Part 1. Bedroom to bathroom.

We stripped back the bedroom and re boarded most of the room, we altered the original design of the complex ceiling joists for practicality and to modernise the look, all new waste and feed water pipes installed including a new drainage network on the external wall, insulated floor joists, new floorboards, fully tiled with ceramic including brushed chrome trims, low-level 1400mm x 900mm shower enclosure with 8mm screen, large feature lit niche, concealed triple-outlet thermostatic shower valve, close-coupled modern w/c, tall anthracite radiator with thermostatic valves, freestanding bath with underlights, feature chimney recess with 3 floating glass shelves and moodlights, dimmable chrome spotlights, separately-switched feature chandelier, 2x shaver outlets, ceiling speaker system with Bluetooth, wide tapered vanity unit with led-lit mirror above, designer towel radiator, extractor fan, twin-click commercial-grade rigid vinyl flooring planks, original door (swapped handing) and full decoration. Part 2. Bathroom to bedroom.

Sarah decided that she would like it to be more of an ‘ironing room’ for her. Additional plans were added to accommodate this including overseeing a cylinder move. The whole room was stripped and re-boarded and skimmed, all plumbing facilities were removed/re-routed, the ceiling was in poor condition so was reinforced, new radiator in a different location, new window sill, recess and frame, strengthened floor, a kitted-out airing cupboard, vinyl flooring planks, new skirting board, new lightswitch in new location, Double socket, & full decoration throughout. Full design, supply and fit project. Timescale 5 days.

 

Part 3. Landing work.

After the cylinder was moved properly into its final location it allowed a door to be installed housing it. Inside the area was ‘neatened up’ and lined with wood. There was originally a huge water storage tank that imposed over a bedroom door. As this was now redundant it was carefully removed allowing us to open up the space and then create additional storage over the new cylinder and airing cupboard. This maximised all the space possible. Inside was again lined with wood and door frames and doors painted. New boarding to the ceiling in that area and sections of the wall blended in. Additional spotlight installed working of main landing light. Full design, supply and fit project. Timescale 2 days.

Laura wanted her bathroom bringing up to date and being a space to be proud of. The size restraints of the room meant the layout needed to remain the same. The terraced house is over 100 years old so expectantly the plaster fell back to brickwork at the strip out stage. The walls and ceiling were very out-of-square and this was address without encroaching too much into the space of the room. There was no access above meaning lighting and mirror circuits were done from below.

After moving the old cylinder out of the airing cupboard this couple wanted to maximize the space available. They wanted to bring back a bath to the room, modernise and lighten it up.

The room was stripped back to brickwork, all new waste and feed pipes, a stud wall was built to meet the L-shaped bath dimension, (with 8mm screen) and accommodate hidden toilet cistern, a solid-surface floating basin shelf was fitted to hold the oval basin and tap, square twin-head thermostatic shower valve, chrome towel radiator with thermostatic valves, new ceiling, skim with LED downlights, extractor fan. Bathroom enlargement and overhaul Solihull 


The spec for this job was “Make it my sanctuary”. This bachelor wanted a masculine, modern, luxurious and bigger new bathroom.

The existing suite had been poorly fitted resulting in extensive water damage to walls and floor. To accommodate the layout we had to extend the wall into the adjacent bedroom, replace all the pipework, complete new flooring, insulate, increase the depth of the entrance wall slightly, and also bring out the vanity unit wall.

The bathing area is made up of an 1800mm x 1000mm Hydrotherapy model including Airspa and Whirlpool options, underwater colour-changing LED moodlight, feature curved step with moodlights, twin niches with moodlights and mirror backs, digital bath filler with additional remote control unit,  additional base-mounted filler, twin USB wall-mounted extension outlets, electric matt black radiator mounted at end of bath, 24” waterproof, flush-mounted mirror-screened smart T.V. linked to Freeview, Firestick, and CCTV system, linked ceiling-mounted 100w speakers with Bluetooth compatibility and bespoke flush-mounted, pull-up remote control holder and extractor fan.

The w/c area is made up of a wall-mounted w/c with twin flush and soft-close seat, chrome flush plate, moodlights under bowl, recessed chrome toilet roll holder, feature niche with white downlights, and mirror-backed with additional moodlight back glow surround, and 2 custom 6mm glass shelves.

The Vanity area is made up of 1200mm Anthracite-finish wall-hung unit, moodlights underneath, recessed 1200mm mirror cabinet with sensor switch, LED’s, demist glass and power outlet, twin tall anthracite radiator with thermostatic control.

The room is wrapped in 11mm Italian porcelain woodgrain-effect tiles with metal trim throughout, twin-click commercial grade vinyl flooring planks in black woodgrain.

The entrance is a custom 10mm frosted glass sliding panel door with soft-open/close feature.

The bedroom/new office was plastered with new ceiling, lights, sockets and another 10mm frosted glass sliding panel door with soft-open/close feature.

Full design, management and fit project. Timescale 18 Days.

"Concept; I have spent much of my adult life pandering to the wishes of my ex-wife and towing the party line when it came to colours and decoration. Having moved into my dream home and still being young enough to know what I want I researched a number of bathroom companies to try and find someone who would be able deliver the “Rolls Royce” of all bathrooms. Having some design experience from many years ago I had sketched out a crude design and had already shown this to a couple of bathroom installers only to be told that my suggestions were impractical or would cost the same amount as another house.

I then found Flush Fitting Ltd. and arranged an appointment with Justin. He arrived promptly as agreed and was polite and professional from the get go. With trepidation I showed him my layman’s design with Justin immediately praising the ingenuity and concept. We discussed options, prices and timescales and I knew immediately that Flush Fitting were the company for me. I paid my deposit instantly, not something I ever do and awaited further designs and a confirmed date for commencement.

Installation; The guys arrived on day one as agreed. As my whole house currently a work in progress we had pre-agreed the rooms the guys would use for tools and equipment (you have never seen so many tools) so there was no issue with regards to mess. Warning – having your bathroom done involves mess – please done expect a magic installation without mess. On the plus side the team are so clean and tidy. They will leave your house the way they found it at the end of every day. Installation progressed as planned and each day took shape with obvious progress. This was a big job, walls and floors removed and replaced, new pocket doors constructed from scratch and installed. Having to work throughout the installation I gave Justin a key and trusted him implicitly with the security of my home. Most days we would discuss any options, decisions or changes I wanted to make to ensure I was going to get the dream.

Completion; Just under 4 weeks and I have the dream bathroom. I have been very ill in the last few years and having returned to work I needed a haven to de-stress. Justin was well aware of this. His company have created me a hi-tech, gadget-laden environment that provides me with subdued lighting and the feeling of a very expensive spa and of course my dream gadget is my waterproof DTV with surround sound. It’s rare in life these days to get what you ask for at the price you agreed, I can say in this instance Flush Fitting exceeded my very high expectations. Double makeover in Barnt Green. 



Part 1 – Family Bathroom. Back again at the Becks residence to remodel their family bathroom and downstairs w/c. This couple wanted a modern luxury and classy feel with the addition of a bidet and a change around of the services. The waste plumbing was suffering from poor gravity flow which had to be rectified and merged properly with the adjoining en suite next door. The separate shower behind the door was removed with a wall hung, under lit vanity unit in its place. Above a front and under lit, mirror cabinet with demist, internal power and auto sensor switch, ‘L-shaped’ shower bath with 8mm glass hinged screen, concealed valve with fixed wall head outlet and separate riser, lit shower niche, matching back-to-wall w/c and bidet with concealed cistern and flush plate button, hidden pipework throughout, designer towel radiator, flush finished toilet roll holder, fully tiled walls and floor with chrome trim throughout, led lighting and quiet extractor fan with full decoration. Part 2 – Downstairs w/c. A really elegant and stylish feel was the criteria for this space. A ‘no-chrome’ approach to the fittings and swirling crock gives this room a really contemporary feel. Re-built boxing section housing concealed cistern with flush plate white button. Back-to-wall w/c, Wall hung semi-pedestal basin with feature white tap, white towel rail (with white thermostatic valves!) fully tiled walls in cream porcelain with feature mosaic back wall, new led lighting and quiet extractor fan.  Double makeover in Harborne.  



Part 1 – En Suite. This couple wanted more from their en suite. An injection of style to make using it more enjoyable, more space to make it more practical, and to rectify some problems that this Victorian terrace in Harborne had. Before we doubled the size of it we had to re design the layout of both rooms to free up space to extend the en suite. One of the walls was saturated through from roofing issues that had to be rectified. All the old lath and plaster ceiling had to be stripped, prepared and re plastered with insulated boards. The floorboards were replaced and cavity insulated, complete new waste and water piping layout, 1400mm x 900mm low-level tray walk-in 8mm shower enclosure, twin outlet square thermostatic shower valve, porcelain feature black tiling complimented by satin white on the longer walls, metal trims, sunken led mirror cabinet with, power socket and auto sensor switch, wall-mounted 800mm vanity unit, modern close-coupled w/c and chrome towel radiator with thermostatic valves, twin-click rigid vinyl flooring planks, 4 x flush chrome spotlights with cool-white led dimmable bulbs, led extractor fan, new door, and full decoration. Part 2 – Main bathroom. This part of the project firstly required rectification brickwork to replace a rotten beam running the length of the room. New plaster on walls and ceiling to combat the characteristically crooked lines, again all new plumbing configuration, new boiler doors, ceramic tiling throughout, new solid white gloss bath panel, new screen, new main door and frame, modern close-coupled w/c and chrome towel radiator with thermostatic valves, twin-click rigid vinyl flooring planks, 5 x flush chrome spotlights with warm-white led bulbs, led extractor fan, and full decoration. This family wanted a design statement to bring up to date their dated main bathroom. All amenities needed relocating and the boxing in at the end of the old bath area minimized.

Back again for the fifth and final bathroom at the Condlyffe residence. The room needed to be brought up to date and to match the rest of the house. A similar theme and feel was adopted by minimising boxing-in and hiding pipe routes and the toilet cistern behind new slim fully insulated stud walls.

This couple wanted a crisp new look to their room. The window caused a problem for showering so re-siting the outlet and an oval shower curtain rail was used. Stripped back to brick on one wall and half plasterboard replaced on the other, new (straight and level) ceiling and skim, 6x dimmable led chrome downlights, extractor fan, twin outlet adjustable thermostatic shower valve, fully tiled walls in split-shade greys, vanity unit with demist and sensor switch lit mirror, re-sited towel radiator, rigid vinyl click-lock flooring. Main bathroom and bedroom swap Alvechurch

 

This couple in Alvechurch had come up with a plan to solve their nagging showering problem. Due to the extremely restricted ceiling height of the downstairs bathroom in this period farmhouse – fitting a shower of any kind was impossible. Their solution? Move the bathroom upstairs and the bedroom down! A conversion.

This project had many obstacles to overcome due to the age, character, construction, and materials involved. The biggest problem was levelling the upper floor. A troublesome diagonal height difference of 6” corner to corner. We had to site our new stronger beams into the old (but re-worked) original uneven, and randomly spaced notches of an oak support beam, and in turn the outer wall complicated matters. Our solution was to install a new, strong, but crooked run of beamwork to give the floor its strength, and then lay an additional set of ‘leveling’ beams each individually laser-level marked and cut to suit. This in turn meant raising the height of the whole room and adding another step on the staircase leading to the threshold. Although all the walls were fresh plastered it was agreed not to perfectly straighten and correct them all fully to maximise space and keep an element of character.

Freestanding bathtub and matching period w/c and basin, concealed twin-outlet traditional shower valve and contrasting walk-in shower enclosure. Rebuilt cupboard (with multi-link audio speaker), 2x traditional towel radiators, ledged and braced door (and frame) with traditional lock and hinges, flush white led dimmable spotlights and extractor fan, skirting, plaster and full decoration throughout.

As an addition to the spec – The customers requested all of the plastering on the landing wall be stripped, treated, plastered and decorated. This also entailed building a new studded ‘spacing framework’ to level half the wall.

The existing bathroom was converted to a bedroom. Water feeds to and from the boiler in the next room still had to be routed around half the room but were minimized back against the new insulated and plastered walls. Sockets, more dimmable leds inserted between the new beams and the floor stripped back and levelled ready for carpet. Fully decorated.

Total design, supply & fit project. Timescale 18 Days.

Triple project in Barnt Green

 

Back again at the Condlyffe residence in Barnt Green after their master en suite overhaul in January.

This time the plans were bigger. Two further complimenting en suites and a downstairs w/c to makeover... Full design, supply & fit project. Timescale 19 days. 

 

 

Ensuite 1;

Elaborate and bulky tiled boxing-in was very apparent. A small shower, water ingress behind tiles, problematic leaking waste layout, noisy extractor fan and poor soil pipe drop presented some factors to overcome.

We stripped it back to stud walls and replaced all waste pipes and insulation. We lowered the soil pipe beneath the floor and built out a minimal new half-height stud wall to facilitate the waste and water pipes to the wall-hanging sink and house the slim line concealed toilet cistern. We built another full-height stud wall to allow us to enlarge the shower area and removed all boxing in. Fitted is a concealed twin outlet shower with waterfall and/or overhead drencher. New chrome towel rail, 8mm glass framed pivot door, medium format tiling with chrome edging and brick-effect layout, chrome spotlights and inline fan with Grant Westfield Sherwood Oak Twin-click waterproof bathroom flooring, 1250mm LED mirror with shaver point and auto-sensor-switch, and finally decoration to finish.

 


Ensuite 2;

More heavy boxing in presented a challenge to hide all pipe runs and layout opening up the space to totally clean lines. More water ingress behind tiles and tray and bad waste route and ventilation.

Another half-height fully-insulated stud wall was built under the window to house the concealed cistern and soil pipe run. Shower wall was modified and enlarged to accommodate larger tray. Fitted again is a concealed twin outlet shower with waterfall and/or overhead drencher. New chrome towel rail with wall-outlet pipework, internally opening chrome bi-fold door, poly marble curved basin on a gloss white wall-hung vanity unit, large format tiling with chrome edging and brick-effect layout, chrome spotlights and inline fan with Grant Westfield Sherwood Oak Twin-click waterproof bathroom flooring, 1250mm LED mirror with shaver point and auto-sensor-switch, and finally decoration to finish.

 

 

Downstairs w/c;

Again much boxing-in and surface pipework to overcome before we got this one up to date. Another half-height stud was built to hide all pipework and toilet cistern. The waste needed a bit to improving as the utility room drained into the corner box and then upwardly out. All new pipework and junction to give piece of mind. Towel rail was moved, wall-hung high-gloss white vanity twin drawer unit with oval bowl, medium format tiling with chrome edging and brick-effect layout, new fan and chrome spotlights with 1250mm LED mirror with shaver point and auto-sensor-switch, and finally decoration to finish.

Back at the Medhurst Family home. This time it was their downstairs w/c off the lounge that needed our attention.

Our spec was ‘lights and glitz’ which is what we did! Removal of old w/c, cistern and framework and new wall-mounted version with concealed cistern and large dual flush complete with lights mounted under the bowl. A full wall of mosaic tiles with more LED uplights, and ceiling-mounted downlights to bring out the sparkle!

New low-level and quiet ceiling-mounted fan and two new downlights onto a freshly skimmed and painted ceiling.

This couple in Barnt Green wanted a fresh design statement. Ultra modern clean lines and strong contrasts gave this one the ‘wow’ factor.

We stripped the whole room back to studs, new ceiling board and plaster, over-boarded the floor, brought out the window wall 150mm to accommodate the cistern and waste pipe route, reinforced the vanity wall to cope with the huge 1500mm Pelipal wall-hung unit, built a step with LED lights, for the showering area, installed a 1400mm slate-effect Merlyn tray, designer patterned tiles including shower recess, Aqualisa digital twin-outlet shower with additional remote control, 300mm ceiling drencher and Grohe wall outlet, 8mm luxury glass screen, electric chrome towel radiator with digital multifunction control switch, boiler-fed tall radiator in anthracite grey, LED internal and externally lit mirror cabinet with demist and shaver, 7x flush chrome ceiling downlights, extractor fan upgrade, Grant Westfield Twin-click rigid vinyl flooring, and full decoration. This couple in Smethwick wanted to give their bathroom overhaul an appropriate style blend of traditional and modern.

 

We stripped the whole room back, straightened the walls, replaced the floorboards, levelled and lowered the ceiling 4" to facilitate lights and fan ducting as no access above, squared the shower area with an angled false wall, adjusted and part-replaced the door frame and step, all new plaster and skim, 6x downlights with LED GU10 bulbs in warm white, huge 1600mm x 800mm walk-in shower, white gloss brick-effect tiling, traditional valve fed from the combi-boiler, extractor fan, roll-top bath with complimenting filler and riser, half wooden panelling around the circumference of the room, new door with traditional lock and brass knob, Victorian-style ceramic flooring, traditional towel radiator, and full decoration. Master Ensuite in Barnt Green 


This couple needed their master en suite looking at. The room itself wasn’t too old but suffered from poor installation that had caused some problems.

We reduced the wall boxing-in and built out a stud wall all along the rest of the window wall. This smoothed out the wall line and allowed us to increase the length of the shower to 1600mm. The stud wall also enabled us to relocate the w/c without having a kerb along the floor covering the waste pipe. It also provided to space for a hidden cistern and also to recess the mirror cabinet into it. The floor was completely replaced, new ceiling plaster and 6x LED downlights, concealed shower valve, 8mm walk-in enclosure, extractor fan, squared towel radiator, porcelain wall and floor tiles with metal trims, and full decoration. The bathroom in this detached house in Northfield was the original dated design. Customer wanted a bit of flair to it and so we set to work.

Double-ended large1800mm x 800mm bath with fitted furniture and polyresin basin. Mood lights and main spots are on different switches and warm-underfoot vinyl to finish it off. Full design, supply & fit project. Timescale 5 days.

Bearwood bedroom conversion  

 

This back bedroom of an Edwardian terrace in Bearwood was set to become the new bathroom replacing the existing ground floor one.

Firstly the main waste had to journey to the existing ground floor location meaning a route through the old chimney breast and ceiling void to get there! Fresh plaster throughout, rustic wood-effect vinyl, chandelier, and luxury 600mm x 300 cream satin tiles made this bathroom look really special. Full design, supply & fit project. Timescale 9 days.

Bournville alterations 

 

This family bathroom in Bournville was tired and had no toilet. It was across the hallway in a separate room. The area where the obvious place to mount one had no access to the outside wall and so with plenty of ceiling height – we introduced a step which enabled us to diagonally run the waste pipe to the middle of the adjacent wall and outside. This also enabled us to hide under the bath more of the slope from the stairs that protruded into the space. With a good choice of tiles and lighting we made the whole room feel brighter and open.
